The project presented a premier 0.75-acre opportunity in the rapidly growing market of Maywood, Illinois.

It featured modern amenities, including 90 apartments and a 100-key extended-stay hotel, pushing for innovative urban solutions. Additionally, the plan includes a ground-floor retail facility and professional office suites, aiming to provide housing for both short-term and long-term residents. Furnished condominium units will also be available for sale, catering to buyers preferring ownership over renting. The retail space will offer shopping, dining options, and entertainment for leisure activities.

The development’s expected footprint is approximately 184,000 SF. In my role as a market and financial analyst, my task was to create a detailed feasibility study that was used in raising the required equity investment for the project. The mandate focused on due diligence, planning use and zoning analysis, market study, financial modeling and eventual underwriting.

Led the end-to-end financial feasibility analysis for a two-phase residential and commercial subdivision development in the United States. Responsibilities included developing a comprehensive sources and uses model, structuring the construction financing and equity strategy, and building a phased revenue model incorporating a pre-sales strategy to internally finance development costs. Modelled the full development schedule, aligning cost drawdowns with revenue timing across both phases. Identified a critical phase-level return dynamic, whereby Phase 1 infrastructure investment created the foundation for strong Phase 2 profitability, and provided strategic recommendations on value engineering and pricing adjustments to optimize overall returns. Structured the investor and sponsor equity waterfall, demonstrating strong risk-adjusted returns to both capital partners. The project delivered a compelling levered IRR and equity multiple, validating the investment thesis.

Developed a two-phase data-driven land market intelligence and investment scoring system using Power BI to identify and rank the best Arkansas counties for land acquisition. Phase 1 involved integrating market data from multiple sources and building interactive heatmaps to visualize land market activity, liquidity, pricing trends, and zoning characteristics. Phase 2 involved constructing a weighted scoring model assigning each county a Flip Score and Subdivision Score, dynamically ranked using DAX formulas. Scoring criteria covered market demand, price-per-acre discrepancy between large parcels and subdivided lots, zoning feasibility, demographic drivers, and market competition. The system gave the investment team a repeatable, data-driven framework for county selection, improving acquisition decision-making speed and accuracy.

Led the financial analysis and investment structuring for the redevelopment of a 3.25-acre mixed-use urban site in Downtown Atlanta. My role spanned facility use redesign and zoning analysis, market research, full financial underwriting, and preparation of the investor-facing offering memorandum. The redevelopment program incorporated retail, office, hospitality, industrial, and self-storage components across approximately 246,000 SF. I structured a joint venture equity waterfall incorporating a GP/LP partnership, preferred returns, and a double promote, and modelled a 10-year cashflow projection demonstrating strong NOI growth and asset appreciation. The analysis supported a total capitalization of over $112 million, positioning the project for equity raise and lender engagement.

Led the preliminary design, planning use and zoning analysis, market study, financial analysis, and preparation of the investment memorandum for a 72-unit multi-family townhome development in Enterprise, Alabama. Conducted a comparable sales and rental market study to establish achievable rents and after-repair valuation. Structured the investment using a BRRRR strategy, modelling full acquisition, rehabilitation, refinance, and long-term hold projections across a 30-year cashflow forecast. Analyzed debt structuring across multiple loan facilities covering acquisition, pre-development, and construction phases. Modelled NOI growth, equity accumulation, and key investment ratios to demonstrate long-term asset appreciation and income stability. Delivered a comprehensive property report supporting the client's investment decision-making and capital raising efforts.

Built from scratch a comprehensive hospitality investment and operational financial model for a 126-room boutique hotel development. The development model covered the full construction program, an 18-month investment cashflow forecast, and a detailed sources and uses statement. The operational model incorporated revenue assumptions across rooms, food and beverage, rooftop and lobby bars, restaurant, catering, and meetings, alongside a full operating expense framework. Deliverables included a three-statement financial model comprising the income statement, balance sheet, and cashflow, a five-year operational forecast, property valuation using three methodologies, and investment returns analysis. The project demonstrated strong viability, supporting the client's fundraising and lender engagement efforts for a total development cost of approximately $45 million.

The cost benefit analysis for the CBK Pension Fund redevelopment assessed multiple strategic options including renovation, sale, greenfield development, and full reconstruction to determine the most financially sound use of the prime CBD site. Through detailed market research, financial modelling, and scenario analysis, the study evaluated rental demand, construction feasibility, operating costs, and long term cash flows. The recommended solution is a modern Grade A office redevelopment with an estimated project cost of USD 2.5 million, offering the strongest NPV, IRR, and income stability. This option maximizes land value, aligns with institutional tenant demand, and delivers superior long term returns for the pension fund compared to all alternatives.
